Welcome to the Spring 2012 Aggie Real Estate Network Newsletter! This edition includes information on the following:

We are very excited about this year's Conference and other 2012 events. Last year's Conference was a huge success. If you have not already, see our 2011 Annual Conference page for a recap.

Additionally, we are pleased to see how many of you are utilizing the AREN website. Our site offers many useful tools to help us all stay connected make the most out of our network throughout the year. These features include:

Aggie Real Estate Network: A&M vs Kansas Tailgate

Hello [firstname],

Come join the Master of Real Estate students for a fun and filling tailgate prior to the A&M vs. Kansas game. The students are hosting this event to provide a means for industry profesionals and students to network, as well as raise funds for the Master of Real Estate Program. The game starts at 11:00 AM, so we will start tailgating around 8 AM.

The tailgate includes tasty food graciously provided by the Mueller family, including jambalaya, paella, pork, burgers and several other items. The MRE students will also be providing bottomless beer cups (while the kegs last), and several bottles of hard liquor, so get there early! We ask that you register for this event by 5 PM on Friday so that we can plan for the right amount of fantastic food and beverages.There is not a registration fee, but we ask that you make a small donation at the tailgate to help us continue to provide a great tailgate experience.

The students are seeking sponsors for this and future tailgates to help raise funds for the Master of Real Estate Program. It will be a great promotional opportunity for sponsors (i.e. banner, koozies) and the money goes to a great cause. Sponsor donations will be tax deductible. We have three pop-up tents (one green and two gold) with a white “Master of Real Estate” banner hanging across one of the tents. The tailgate is located in Spence Park, on the Houston Street sidewalk, located as shown on the map below:

Aggie Real Estate Network: A&M vs Oklahoma State Tailgate

The Master of Real Estate students and the Mueller family would like to invite you to our tailgate for the A&M vs Oklahoma State game this Saturday, September 24th. There will be great food graciously provided by the Mueller family, to include jambalaya, paella, bugers, pork and other assorted foods. The Master of Real Estate students will be providing beverages including bottomless beer cups (while the kegs last) and several assorted hard liquors.

Kickoff time for the game this week is at 2:30 PM, so we expect to begin tailgating around 9 AM Saturday morning. This will be a great event for networking and preparation to yell the Fightin' Texas Aggies to victory. Texas A&M vs. Idaho Tailgate (Sept 17)

The students of the Master of Real Estate Program at Texas A&M invite you to join their tailgate for the A&M vs. Idaho game this coming Saturday, September 17. They will be serving a great fajita dinner and plenty of cold beverages. It is a great opportunity to network with current and former students of the program while preparing to yell the Fightin' Texas Aggies to victory!

Conference registration on our new website is open and the registrations are flowing in. Online registration is different this year compared to prior years so naturally we are receiving a few questions. Here are a few hints to clarify:

What does the Full Conference registration include?

Thursday Reception, All Friday Meals and Seminars, and Saturday Dinner, Drinks and Entertainment. Please check the Thursday Reception Event Option to let us know if you are planning to attend so we can plan for food & beverage.

What does Friday Forum Only include?

Thursday Reception, Friday Breakfast & Lunch and Seminars. Please check the Thursday Reception Event Option to let us know if you are planning to attend so we can plan for food & beverage.

I want to bring a Spouse/Guest and Children. How do I register them?

Start by registering yourself and selecting your level of registration (i.e. Full, Friday Only). Don't select Spouse/Guest or Child meals under your name. When you have entered all your information then click the ---->Continue button to enter your Spouse/Guest's name. Select the meal and other options that apply to your Spouse/Guest. Then click the ---->Continue botton again to enter your Child's name. Select the meal and other options that apply to your Child. It is time to nominate Officers and Directors for the upcoming 2012 calendar year. Per the Bylaws, we are seeking nominations for the following positions:

President-Elect (3-Year Commitment)
Secreatary (1-Year Commitment)
Treasurer (1-Year Commitment)
Director for Region I [Panhandle and Outside Texas] (2-Year Commitment)
Director for Region III [Dallas Area] (2-Year Commitment)
Director for Region VII [Fort Worth Area] (2-Year Commitment)

The elected nominees will serve with the following previously elected officers during 2012:

Region II Director (Austin) - Annie Hilton
Region IV Director (College Station) - Frank Heifrin

Election Process

The committee will finalize nominations and ballots will be sent to eligible voters.
Only active members who are current on their dues are eligible to vote and will receive and electronic ballot.
Nominees will be notified upon conclusion of the voting as to the results.
The results of the election and installation of officers will be publicly announced at the Annual Conference.

Dedicated leaders are crucial to the well being of our organization, as the elected officers and directors play important roles in shaping and directing the Society of Texas A&M Real Estate Professionals (a.k.a. Aggie Real Estate Network). Please give serious consideration to serving the organization by nominating someone to serve OR placing your name into nomination.

Aggie Real Estate Network: Steps to Verifying Your AREN Membership Status

One common question we receive is "How do I know if my membership is current?". Our new website has improved our ability to communicate with members and empower them to manage their membership status. But we would be remiss if we did not provide directions on how to do this. So we have created a guide to help our members verify that their membership is current.

The new guide answers the following questions:

How do I know if my membership is current and paid?
What is the difference between an AREN Member and a Site User registered to use this website?
If I'm a Site User and I want to join AREN, how do I become a Member?
What do I do if my membership has expired or I was a member in the past but have not logged into the new website yet?

Follow this link learn the Steps to Verifying Your AREN Membership Status.

Once you have verifyed you membership status, be sure to register for the 2011 Annual Conference. And while you are there, plan on attending the Annual Business meeting following the Forum so that we can plan great things for the future of AREN.

Annual Conference Registration Now Open!

Make plans to join us for the 2011 Annual Conference in College Station, TX from July 28 - 31. The conference will start with a welcome reception at the Traditions Club on Thursday, July 28. The all-day Forum on Friday at the Annenberg Presidential Conference Center promises to be an excellent opportunity to hear the latest news on industry and regulatory events. We've planned a great lineup of speakers and panelists. Saturday recreational opportunities will include a golf tournament, skeet tournament and pool time at the Traditions Club pool.

2011 Annual Conference - Save the Dates: July 28 - 30

Conference sessions will be hosted at the Annenberg Presidential Conference Center in the George Bush Presidential Library. Social events and the golf tournament will be held at the Traditions Club. AREN has arranged for special conference rates at three area hotels.

Aggie Real Estate Network Launches New Website!

Hello [firstname],

Welcome to the inaugural newsletter from our new website. The Board of Directors is very excited to introduce a new site that will add value for our members. There are many new features including an easy-to-use directory search, events calendar, job postings, resume postings and photo albums. It is all designed to help members keep in touch with others who share the Aggie Core Values and are passionate about real estate.

We invite those seeking talent to take advantage of the Job Posting feature. Paid members have access to post new jobs as well as the ability to search job postings. Members can also post their resumes for job searches.

One important change to note is that memberships will no longer run on a calendar year basis. The new website gives AREN the ability to track memberships individually. That means that each member will have a join date that becomes the anniversary date for future renewals. Automated reminders will be sent out when your renewal date approaches. This ensures that every member receives a full year of benefits for their dues.

So come back to AggieRealEstateNetwork.org and update your profile information. It is very easy to reset your password and login to the site. Don’t forget to stop by our Photo Albums to see the great times our members are having. Stay tuned for the announcement of our 2011 Annual Conference. It promises to be another great event!

Summary of Key Insights:

Dr. Dotzour – What advice would you provide to investors on how to structure bids to help the commercial real estate market clear.

JT – The FDIC is not driven by equity constraints. The perception that the FDIC should sell at a deep discount is wrong. The FDIC wants an orderly process of bank sales.
Jeff – The current FDIC sale process is the RTC liquidation. There won’t be something else. This ensures that there will be an orderly liquidation.
JT – The FDIC is executing structured deals where it retains an oversight position but not a preferred position.

Dr. Dotzour – Will the threat of an overhang of supply from the FDIC keep normal sellers from placing their properties up for sale?

JT – This varies by market. Some areas of the country are good. Some are very bad. Areas like Atlanta, Florida and Phoenix are bad. Areas like Utah, Washington (north of Seattle) are not bad.
Tim – There are not a lot of good assets coming to the market but there is big demand. So there are many bidders for each deal. A lot of private money was raised but the deadline to deploy that capital is approaching at the end of this year.

Dr. Dotzour – Jeff, who are banks selling to and what are their goals and needs?

Jeff – A lot of capital has been raised and is burning a hole in investor pockets. Use the following etiquette when approaching a bank:
Don’t go to a bank saying you are there to help them. Banks can take care of themselves. Regions Bank is better capitalized now than pre-Lehman.
75% of prospective buyers say “show me your list”. They won’t get a return call.
Be respectful in approaching a bank. This will keep the seller’s interest.
Be targeted and focused on what you are looking for. Identify specific property types and geographic areas of interest.
Investors shouldn’t target everybody. Understand who you are approaching. They may be tied up with equity issues and that will reduce the chance of success. Which banks have capital to absorb the loss on sale? They will be more willing to sell.

Dr. Dotzour – What does it take to close a deal?

Jeff – It takes 30-45 days to close. Have cash ready. It will help to have a track record of purchases so the seller can call a reference.
Tim – Target assets held by healthy banks. Don’t show up with $1 billion in cash and ask to see the list.
JT – Get in the queue. You can see listings available on www.fdiclistings.com.

Dr. Dotzour – What is the timeline for closing a deal?

JT – residential sales are a cash close. There is little due diligence of the buyer.
Jeff – Timelines are tight in order to keep the #2 and #3 bidders interested in case the #1 bidder is not able to close.
Tim – CMBS is a different animal. Who is the controlling class of the CMBS? This changes as asset values fall and lower classes get wiped out. Special servicers typical have 10 to 15 properties assigned per property manager. Now they are operating with 50 to 100 properties per manager. There will be a lot of litigation to resolve CMBS.
Jeff – Banks with capital are trying to liquidate problem assets as soon as possible so they don’t get caught when the overhang comes to market. Banks will be the lender for those buying distressed assets from CMBS. Litigation in CMBS will start when the AAA class doesn’t get paid.

Dr. Dotzour – Investors are starting to refine their expected rate of return. What are your thoughts?

Tim – Sam Zell recently asked “since when was it our God given right to earn 20% returns?”. The historic return is 10%. We need to reset to this level. Mid-teen returns over the life of an asset is exceptional.
JT – We see investors tightening their returns into the teens. There are more players so it is important to be competitive.
Jeff – Approach it as looking for a deal, not a steal. Deals fly of shelves at mid to low teen returns.

Dr. Dotzour – It appears the fund raising window closed. Now there is too much money in there creating distressed buyers.

Tim – It is tough to raise a new discretionary pool of capital. If it is a quality investment, there is a lot of capital available. There is excitement about individual deals.
JT – In a healthy market there are good comparables. Now we have many types of conditions of sale so it is difficult for appraisers. Appraisers are working for banks so they may give high values. It is important for investors to give good instructions to an appraiser.
Jeff – Undercapitalized banks are managing to appraised values so they are not moving assets. It is difficult to buy from these assets. Regions is moving assets at market.

Dr. Dotzour – Where are we in the disposition process?

Jeff – Larger banks are in the 7^thor 8^thinning of raising capital and disposing of assets. They will provide capital to resolve other dispositions in the future.

Dr. Dotzour – For the students in our audience, what skills will be important for their success?

JT – Property management skills will be needed for workouts in the next few years. Know how to make money on an asset.
Jeff – Real estate valuation and underwriting. Knowledge of capital markets. A lot of underwriting will be needed to get through CMBS assets.
Tim – This is a property level market so know how an asset operations. Know the macro aspects of capital markets. Real estate is still a relationship business, every deal has a relationship attached.
